There are a some anchor stores but a couple larger ones are empty. The movie theater helps and a fair selection of stores but not a top notch mall.

As far as malls go, this isn't anything particularly special. It is clean, has a reasonable variety of stores (as well as a lot of empty facades given the current pandemic, which is disheartening), and good food options.
If you're visiting or in the area, it gets the job done, and there's certainly nothing unpleasant about it. I wouldn't really recommend going out of your way for it, though.

This is one of the local Malls, I don’t find the finer type shops here, but!... you’ll find Target for essentials,Dicks for sporting goods along Macy’s and Kohl’s for clothing. There are other Independent retailers and a small food court. If it’s food you want, the area is loaded with food options. This mall does have a decent theater to take the family too.

This mall has a Target, Daiso, Kohl's and a Cinemark movie theatre. We frequent this mall for Target and because the movie theatre has great $7 first showings and reclining seats.
There is also the best Mongolian Grill barbeque restaurant outside the mall! Obviously, the Southcenter mall is a lot bigger but this one is very convenient for us since we live close by.

I really loved this mall! It had all the stores I like, and it was compact enough to easily find your way around.
And - I have to say - EVERY single retail employee was SUPER nice and friendly!!! Even friendlier than my fellow Canadians! Seriously - what's in the water in Federal Way, anyway?! Everyone is ooozing friendliness!!!
I'll definitely stop by again when I'm near SeaTac or on a road trip further south.

Since the refurbishment, this has become my favorite place to shop. A selection of the Big name shops, including Target and Sears, but my faves are the little boutiques. The food court has the usual ethnic and fast food. There is a Panera nearby and Denny's across the street if you want healthy stuff. Nice multiplex movie theatre. Very little of the mobs of teens that plague other places. Fun architecture.
The only reason I can't give it a 5 - be very, very careful how you get here!! There are revenue cameras ringing the mall, except in one place. DON"T make a right turn on red anywhere with a camera, even tho it's legal, because if you don't stop at the sign and then AGAIN at the precise corner, you will have a $273 contribution to Federal Way city coffers on top of your shopping. The easiest safe way in when heading south, is passing Umpqua Bank, Deseret Industries or Denny's. Coming from the south, turn right (with a green only) on the access road and around the back into the parking lot.
It's not a question of legal/illegal, it's just a Federal Way city revenue scam, aimed at people shopping. Either follow my instructions or stay away. There's plenty of safe shopping on Pacific Highway!

The mall is pretty good... limited stores and not to many sit down restaurants... does have a nice movie theater

It wasn't a huge mall, but that's okay, there are several stores to still look and/or shop in. Nice mall to go for a walk or even eat if you just want something simple and not over the top!

Picking up a package. Not safe anymore to have a package dropped off at your house. The service was pretty good today.

Although there are more eating options outside the mall (adjacent to mall in parking areas), there are far fewer than before inside the mall. 😞
