Avoid - this is a scam. You will lose your deposit

I stayed here for a week with a group of friends. Whilst the area is very beautiful the owner, Gianni, is a very unpleasant man and a low level scammer. His temperament is shown by the rude responses he makes to other people leaving (justifiably) negative reviews. We booked the villa directly with him and upon arrival he demanded €500 deposit. We were happy to provide this as we understood he was letting us stay in his home and there was some risk involved in this for him. When we came to request our deposit back at the end of trip he instead requested €2150 for completely made up things. I will detail them here: €160 for 8 broken glasses (we broke a couple of glasses - not 8. These are ikea glasses, not costing 20€ each). 25€ for a mug (as above). 45€ for 3 dishes (as above). 120€ to replace 4 sun loungers (as other reviewers have noted the quality of the furnishings are poor and these deck chairs broke under completely normal use). 200€ for using the pool after 9pm (we weren’t told this when we checked in) 200€ for not separating recycling (obviously a ridiculous charge for not doing recycling. We were asked to separate the garbage into 5 separate bins - which we tried sincerely to do. There is very little rubbish space and by the end of the week the bottles, food waste etc were overflowing the house entrance). 400€ fine for reupholstering the sofas (no damage caused - clearly just a scam) €1000 for cleaning stables area (this is a room in the house we had dinner in twice. On the final day Gianni told us we were not allowed to be in there - we hadn’t been told and apologised and made sure to clean up. No damage was caused and the 1000€ is clearly a scam). There were multiple issues that went unaddressed throughout the stay, including the water in the house not being drinkable for 4 days and smelling of sulphur. We raised this but was told it was just rust in the pipes and not Gianni’s problem. Several people felt unwell. The villa is generally quite nosy with people coming and going. As it is open to the public you will regularly have people trying to come into the villa (there are no signs saying it is private space). The villa has a certain charm but it is clearly quite shabby (few modern appliances, plates etc are chipped, bathrooms need some repairs and some showers don’t have hot water, as noted by another reviewer). This wasn’t really a problem for us as we were not looking for somewhere fancy, just a nice week in Italy. Despite this we would have been happy with the holiday if it wasn’t for the 2,000€ charge and the subsequent aggressive messages from Gianni which unfortunately have left a bad taste. I would strongly recommend anyone who is planning to book this villa or a wedding or special occasion to look elsewhere.

THIS IS A SCAM! A year ago myself and a group of friends booked the villa for a weeks stay. We sent the money to the owner Gianni, and he confirmed the villa was booked. Six months later Gianni contacted us asking for the rest of the money, however we noticed that although the email cam en from his email account and was signed off by him the account details were different to the initial bank details we had sent the deposit to. We contacted Gianni by mobile and he told us not to send the money to the new account but to the original one we had sent the money to. However he did not seem concerned about his email account being compromised, in hindsight this was the first red flag 🚩 We arrived at the villa and Gianni immediately demanded €1000 from us. He never said anything about this over email, and so we were reluctant to comply however we felt pretty intimidated so ended up giving him €500. He assured us this money would be returned at the end of the week. The final day comes and I contacted Gianni for the money. I asked for it in cash but he suggested he bank transfer me instead. I was reluctant to leave without the money but ultimately trusted that he was a decent businessman who wouldn’t just rob his guests. Anyway, one day passed, and then two and there was still no sign of the money 💵. I contacted Gianni to ask about the delay and he then replied not only refusing to return the €500 but in fact demanding a further €2000 consisting of ‘fines’ for using the pool in the evening, €1000 for cleaning up (we cleaned up after ourselves, cleared the dishwashers, stripped the beds, swept the floor!) and even charged us for bottles of wine he said he had to buy the neighbours due to us being noisy. When I read the message my jaw hit the floor, how can this guy get away with this? My only conclusion is that this guy has thought that hitting us with specious fines will scare us into submission and he will be able to keep our money. An expensive lesson to learn but there are bad people out there 😢

We decided to visit these gardens on a very hot summer's day and were greeted by the gardener who provided us with our tickets and a map of the grounds. The villa itself is not open to the public and we were the only visitors at the time. The views from the gardens over the villa's swimming pool are fantastic and the gardens themselves are in a very good condition. It is easy to imagine what a wonderful wedding venue this is. We really enjoyed wandering around.

Villa Oliva is in private ownership, and you cannot enter the big villa. However it can be admired from the outside, and the park is also available. 6€ for an adult, so if you are in the area it is a fine way to spend an hour or two.

The villa is in private ownership and therefore closed for the general public. The garden is open for visitors (9 euros). Had some problem with access, could not find where the door bell is. Really liked the sculpture of a tiny sad guy sitting on balustrade in the garden.

We were on a film crew (I'm a costume designer) and filmed at the beautiful Villa Oliva for six weeks...blissful place. It was August and stinking hot. They do have air-con, but it is a bit dodgy. But oh, what a place! I would love to go back there. It's between Florence and Lucca...so a bit out of the way...but it has divine vistas and the rooms are wonderful Perfect for an event....

Whilst the beauty of Villa Oliva's gardens itself is worth a visit that will yield impressive vistas along thoughtfully designed axes, the location itself comes fully alive during its summer festival in July and August, when members of the Accademia Italiana di Canto present masterworks from the seventeenth century to the present. The delights of an evening can include Boccherini as much as Berio, Mozart as much as Mendelssohn, Wagner as much as Webern. And if you're looking for a place to get married, the place is available for rent!

We stumbled across this villa by chance taking a scenic drive in the area. We decided to pay the 6 euro entrance fee to visit the garden; the villa itself cannot be visited. Our visit was in the very beginning of the season and a severe storm had taken place about a month earlier. Because of this, there was debris and fallen trees all around the garden that had not been yet removed. In March, there were no flowers in bloom. The entire garden looked unkempt and we were not impressed. I wish we had been told that the garden was closed for repairs instead of being invited in by who seemed to be the grounds keeper and his dog. We did get a pamphlet of info, but the whole visit was very informal. There was only one other couple visiting at the time and we were all searching for more to see, but there was really nothing there. I am happy that our contribution may help pay for repairs and the storm damage, but I think the wedding rental fees for the villa should help pay for that. It may be a great place in the summer and a great place for a wedding, but I would not recommend a visit to the garden, unless the fee drops to something more nominal, like 2 euro.
